Abstract
La géographie des valeurs foncières exprime les fonctions attribuées au territoire par une société en mouvement et devient l'un des principaux agents de discrimination, de hiérarchisation, voire d'aliénation d'un espace régional. Son interprétation pose cependant des problèmes d'analyse délicats. Les auteurs étudient les mérites comparés de deux approches possibles: l'une par les «effets de milieu», socialement et économiquement différenciés, l'espace et les compositions spatiales devenant un lieu spécifique d'explication; l'autre par un «effet de voisinage» voulant que l'un des mécanismes essentiels de la formation du prix du sol soit lié en fait, indépendamment des inévitables effets sociaux, à la. seule diffusion de l'information. Les auteurs appliquent leurs deux modèles à l'espace vaudois, en suivant, pour le premier, la procédure maintenant habituelle de la régression multiple sur résidus factoriels, et, pour le second, la proposition des économètres spatiaux J.-P. Aucot et J. Paelinck.
Evolution of land value in the Vaudois space: the environment and neighbourhood effects. — Geography of land value expresses functions attributed to territory by a society on the move and becomes one of the main agents of discrimination, hierarchization, indeed alienation of a regional space. Interpretation raises delicate problems of analysis. The authors are concerned with the compared advantages of both possible approaches. One takes into account the "environmental effect" socially and economically differentiated: space and spatial organizations become the specific ground for explanation. In the other approach one considers the "neighbourhood effect" as one of the main gear. In spite of inevitable social effects the land value is then directly related to the information process. Both models are applied to the Vaudois space using multivariate regression applied to factorial results in the first case, relying on propositions from spatial economists such as J.-P. Aucot and J. Paelinck in the second one.
